Ritchie launches blueprint for transformation of Armagh City

A blueprint for the future development of the historic Cathedral city of Armagh was officially launched by Social Development Minister, Margaret Ritchie today.

The Minister was in Armagh to launch the publication of the Armagh Masterplan and to officially open the Market Square phase of the Public Realm scheme which forms part of the masterplan. The transformation of Armagh Gaol into a boutique hotel falls within the masterplan boundaries.

The Masterplan lists almost 100 initiatives which will help direct Armagh’s regeneration over the next 10-15 years and includes:

  • an economic analysis of the town’s retail, commercial, leisure business and residential sectors and the identification of opportunities for growth in these areas;
  • build upon Armagh’s strong identity, historic setting and rich built heritage;
  • an analysis of transport and parking requirements;
  • the development of a vision and strategic regeneration objectives;
  • bringing new life into existing historic buildings; and
  • the opportunity to maximise the benefit to the town by upgrading existing walkways, street layout and accessibility.

At the launch of the Masterplan, Margaret Ritchie said: “Armagh City is one of the most ancient cities in Northern Ireland dating back over 6,000 years. I want to ensure that we are not only regenerating for the future but preserving the history of its past. The history of this city is one of its greatest assets. It is a catalyst for tourism which stimulates economic growth and we must ensure any future development embraces that.”

Plans by a private developer, for the redevelopment of the historic Armagh Gaol, fall within the masterplan boundaries. It will see it transform into a boutique hotel with accompanying office and residential accommodation.

Margaret Ritchie continued: “I am pleased to see private development working in partnership with public regeneration to transform the iconic, invaluable site of the former Gaol. Its sympathetic restoration will bring about much needed investment in to this area of the city. I commend all those involved in this project.”

Throughout the preparation of the Masterplan there has been close liaison between the consultants, the Department, the Council and the Armagh Advisory group. Encouraged by the partnership working, Margaret Ritchie concluded: “The masterplan sets out clear aims for the City’s future which build on its strengths and identifies opportunities for growth in the future. It is important that my Department continues to work closely with all the stakeholders to help to deliver the Masterplan. It is a key factor in delivering the future regeneration of Armagh City.”

The Minister also visited the Market Square area of the city to open a significant phase of the Public Realm Scheme.

Margaret Ritchie said: “The Public Realm scheme is another milestone in the rejuvenation of Armagh City and has provided a major enhancement to the appearance of the city centre. These improvements will enhance Armagh City centre with its unique architectural heritage and cultural strengths making it more appealing to tourists, residents and businesses alike. I believe that this scheme will be the catalyst for further developments in Armagh City and I look forward to seeing the work completed later this year."

Lord Mayor, Councillor Noel Sheridan said: “With the launch of the Master Plan, Armagh is making a strong statement about the future development of the city for all its residents and visitors. Armagh has a wonderful and varied history but in this document the Council and community are setting out their aspirations for a prosperous and dynamic future.

"The completion of Market Square marks an exciting stage in the greater Public Realm scheme. The Square sits at the heart of the city and is now a beautiful place to spend some time, enjoying the cafes and restaurants, shops and events that the city centre can offer.

"This scheme is the result of a partnership between DSD, Roads Service, Armagh City Centre Management and the Council. In particular, I would like to thank the businesses of the City Centre for their continued support.”

  1. The total cost of the Armagh Public Realm scheme is £5.93million. This includes up to £3,640,000 from the Department for Social Development (DSD). The remaining funds are being provided by Department for Regional Development’s Roads Service (£330,000), Armagh City & District Council (£1.7million).

The multidisciplinary consultant team is led by The Paul Hogarth Company, and consists of JMP, DTZ, CB Richard Ellis, Pricewaterhouse Coopers, Cleaver Fulton Rankin, Alastair Coey Architects and White Young Green.
  3. SIAC Construction, Newry were appointed as the primary contractor to deliver the Public Realm Scheme. Scott Wilson designed and managed the scheme.
